How bad is 4rd St in West Palm Beach? I know it's off of 45th st and I do happen to already live about 5 minutes away drive from the 45th st Walmart area, but I feel safe in the area my apartment complex sits.
I love this home that's for sale, in what's considered a less than desirable area (from what i've heard over and over from many people, inlcuding my realtor). These other areas that are having the start of a slow gentrification process happening like Greenwood ave, 35th st, Old Northwood Historic district.. The sellers in some other less than desriable areas keep mentioning up and coming and NORA District, as if the project will work out in the end and admitting it could end up taking a decade or longer to get where they want to be with that processs. Everyone thinks the shack they own is worth $400k to half a million dollars or more and then then they need a remodel or new roof or something major.
I keep hearing it's a buyers market, but no seller seems to be budging with prices much, even when they're sitting for so long and i'm definetly making very reasonable offers. These decripters like "motivated" to sell and then they're not motivated at all. One tried to scam me in Lake Worth and i'm still waiting on my earnest money on that one.
I'm sorry for the rant, but it's been so frustrating trying to buy in the $300-$350 pricerange for a 2-3 bedroom that doesn't need a full rehab job, plus a new roof. I think I may just be priced out, my apartment complex wants $3,000 a month, plus garbage, water sewer usage, utility billing fee, and pest control fees on top. They do the bare minimum and they increased one year by $700 dollars and then it's been $100 or more every year since and they stopped taking care of the property and it looks worse than when I moved in years ago. My rent was $1,350 in 2021.
So no homes, rent it too high, jobs are not increasing pay much, and shacks in the hood are worth over 400k and up and still require a remodel now. I'm not sure what to do anymore, since i've lost one bidding war in Palm Beach Gardens (needed a gut job and AC system), a home in Lake Worth (owner hid tons of stuff behind his remodel and faked recipets, after his maintenance man already admitted they had a friend of a friend do things and had no proof). They forgot to take away the template name on the bottom and it had no signature sign off on the receipt. The maintenance man even came early on the day of the inspection and was trying to distract and speak with the inspector before anyone got to the house, but the inspector saw the BS.
Anyway... My question is if 43rd st is a major worry to live in full time as a home owner? Or is it a place to watch your back, car break ins, home invasions, gun violence, and so on often. I know not every place is 100 percent safe, but some are better than others and I don't want to make the mistake of putting myself and others in danger in the long run and having to worry about someone breaking in constantly or things being stolen. I'd get a security system in place wherever I go.
Thank you in advance. I'd like to hear the general concensious on the area and if anyone has experience or even lives nearby 43rd street.
