I'm in an HOA with 16 townhouses. We have small roofs on first-floor additions on the back of our units. Historically each owner has been responsible for their own small roof while the HOA has managed the big, main roof of the building.
Our insurance company said that we need to repair the small roofs, but didn't specify any specific units that need repair. They essentially said "we saw some damage, get a licensed roofer to inspect all the roofs and repair the ones that they deem need to be repaired". So it's up to our roofer to determine which units need repair.
Does anyone know any roofers that are licensed, responsible, and flexible to work with? This is a community of mostly lower-income old people, so if I'm going to tell someone that they need to fix their roof, I want to be REALLY sure that it's absolutely necessary. I'm looking for a roofer who will work with me on identifying the roofs that truly, absolutely need repair so we can prioritize those instead of just giving a blanket recommendation to repair anything that looks a little old.
